800-802 W. Altgeld

The developer is proposing to redevelop the parcels at 800 and 802 West Altgeld which are currently improved with two separate structures:  800 W. Altgeld contains two commercial spaces, three residential units and no parking spaces.  802 W. Altgeld contains two residential units and two parking spaces.

The two parcels have different zoning designations: 800 W. Atlgeld currently has a zoning designation of B3-3, whereas the site at 802 W. Altgeld is RT-4.  In order to build one single structure on the two lots the developer needs to have a uniform zoning designation and is seeking a Type-1 zoning amendment from RT-4 to B3-3.

The initial proposal was presented at the August 15th 2018 community meeting: five-story building, with 14 residential units, 4 parking spaces and 3,200 square feet of ground level commercial space fronting Halsted Street.  Please see below project plans and renderings showed at the public meeting: August 2018 Plans & Renderings.

As a result of continued discussions with neighbors the developer has made further modifications to the project and has prepared a shadow study to evaluate the impact of the proposed development on adjacent structures.  The final proposal creates a larger setback on the south west corner of the building and therefore reduced the area of the ground level commercial space to approximately 2,985 square feet.

As a result of this increased setback on the SW corner of the building and other internal reconfiguration, the size of the two units on this corner was reduced and became 2 bedrooms instead of 3 bedrooms.   Thus, although the unit count is the same as showed in October (11 units), the number of bedrooms was reduced by 2.  

The building height was reduced from the 49′-5″ showed in the October 2018 presentation to 45′-6″ (measured to the top of the parapet and 43′ below the roof joist, which is how the building height is measured for zoning purposes) at the southern portion of the building and to 48′-5″ on the northern portion of the building.
