The parcel is located within the Arlington & Roslyn Landmark District, and contained a single family home and a vacant lot.

The developer retained and rehabilitated the existing single family home and built a 4-story, 8-unit residential structure containing 14 parking stalls.  Of these parking stalls, two (2) will be reserved on-site for the existing single family home.

The parcel has two separate and distinct zoning classifications, with the Arlington Place frontage classified as an RM-5 designation and the rear of the lot location classified as a B1-2.  The applicant received zoning approvals to eliminate the B1-2 designation and make the entire parcel an RM-5 designation to make it consistent with the character of the existing block.
