Lincoln Montana – 2448 & 2462 N. Lincoln Avenue

Blitzlake Development redeveloped the parcels at 2448 and 2462 N. Lincoln Avenue into two (2) four-story buildings containing ground level retail and residential units above.  The 2448 N. Lincoln Parcel has twenty-two (22) residential units and five-thousand (5000) square feet of ground level retail on site, and the 2462 N. Lincoln Avenue parcel has nine (9) residential units containing roughly twelve hundred (1200) square feet of ground level retail.

The applicant received a Type 1 zoning amendment as well as a zoning variance for the northern parcel at 2462 N. Lincoln Avenue in order to reduce the rear-yard setback of the structure and would appear before the Chicago City Council by way of the Committee on Zoning before proceeding to the Zoning Board of Appeals.  For the southern parcel located at 2448 N. Lincoln Avenue, the applicant received a rear-yard setback and Special Use permissions as it falls within a Transit-Oriented Development (TOD).
